Leon Weir has spent his life working in construction, building maintenance and property management from strata management for a chain of properties on the gold coast servicing holiday and permanent rentals to 15 years in Canberra’s building industry running his own business. His role has always been a combination of being hands and the key client contact for everything from scheduling basic maintenance to negotiating management contracts.
His experience has taught him some key principles within the property business that feature strongly in his approach to property management and maintenance, principles such as;
- A focus on compliance, honesty and ethical conduct in real estate, as with any business, is not only a legislative requirement but is imperative to running a successful and sustainable enterprise.
- Basic, preventative and scheduled-maintenance, is a cost-effective alternative to emergency repairs and major rectification work.
- The rental market should be considered as competitive as any business, for example; an updated and well-maintained property marketed and managed professionally is more likely to attract quality tenants and provide a good rent return to the client.
Our property management services include:
Property appraisal and advice on cost-effective improvements to maximise returns.
Cost effective advertising, marketing and free quality photography together with access to our- list of prequalified tenants.
Open homes, Exhibitions and Private appointments to ensure suitable tenancies.
Applications and Approvals; following our screening and reference checks a short list of applicants is presented for discussion and approval.
Contract management and administration in accordance with the Act and Regulations.
Prioritized rental arrears management as per the agreement, our zero-tolerance policy on late payment managed within legislative guidelines.
Rental funds transfer and owners Statement on or before the 20th of each month transferred electronically.
Inventory and Condition Report: a professionally documented and photographic record of your properties condition and contents will act as the reference to subsequent condition reports.
Maintenance; with a network of qualified trade contractors and extensive building industry experience providing cost effective preventative maintenance and upgrade options is our specialty as outlined in our monthly newsletter.
Inspections and Rent Reviews – Inspections are carried out after the first month of the tenancy and bi-annually thereafter. Rent reviews are carried out annually in accordance with the legislation.
Account Management – Leon Weir Properties offers to pay all accounts associated with the running of the property out of the rent collected. Where applicable, water consumption can be charged to the tenant.
Fee Structure – our general commission is 7.7% this can vary depending on the nature of the contract.
